Severn Wood Flooring is a hardwood flooring team based in Severn, MD, with 20+ years of sanding, refinishing, repairing and installing wood floors. We work in single-family houses, townhouses, condos and rentals across Anne Arundel County and the communities between Baltimore and Laurel, on everything from a single squeaky board to a new floor across a whole level.
Our working rule is simple: most floor problems are caused by something nobody checked. A floor sanded through old paint, a recoat applied over wax, a new floor nailed down over a damp slab. Our work is built around checking those things first and writing down what we find.
Our Approach

Every job begins with an inspection and a written, itemized estimate you can keep, whether it ends up in an insurance file, a landlord’s records or a folder for the next buyer. Before any sanding, we confirm the build year and look at painted surfaces, because houses built before 1978 fall under lead-safe renovation rules. Old resilient tile and black mastic are identified and left to the right trade rather than sanded. On concrete and in basements, a moisture meter reading comes before any wood, and sometimes the honest recommendation is engineered flooring or a different floor altogether.
We keep dust to the rooms we are working in by sealing doors and returns, lay stain and sheen samples on your own floor before you choose a color, and pick finishes that fit Maryland’s limits for wood coatings, with drying time planned around your household. Stairs are quoted tread by tread, holes from old registers and walls are filled with boards woven into the floor, and townhouse work is planned from the association’s own documents. For landlords, rental turnovers are scheduled between tenants and invoiced line by line, separating ordinary wear from damage, and older rentals are timed around Maryland’s lead dust test. When water is involved, we trace it, dry the floor with readings along the way and document the damage room by room for the adjuster.
What We Do
We refinish wood floors, from a full sanding to a screen and recoat, and repair squeaks, loose and damaged boards, pet stains and insect damage. We install solid and engineered hardwood, replace carpet with hardwood, refinish and convert stairs, restore parquet, lay herringbone and wide plank floors, and repair hardwood after water damage. If your floor needs any of that, request a free estimate and we will come and look at it with you.
